A Pittsburgh-area home-inspection quote is easier to compare when it separates the general inspection from additional tests, identifies the property size and explains the report you will receive. Three providers publish different kinds of information that can help a buyer prepare those questions.

This October 13, 2026 editorial comparison selects Foundations Property Inspection, Griffin Inspection Services and Clarity Home Inspection for their published scope, pricing or reporting details. Foundations is our lead selection for its itemized base and add-on pricing. This is not an independent award, a technical performance test or a claim that one provider will find every defect. Displayed rates are snapshots to confirm for the actual property.

1. Foundations Property Inspection: compare the base quote with add-ons

Foundations’ pricing page lists a complete home inspection at $395–$625 and a duplex inspection at $600–$800. It says prices may vary with property size, location and service distance. Those ranges provide a starting point, not a guaranteed total for any house.

The page separately lists a pest inspection at $75 with a home inspection or $125 without one, and radon testing starting at $125 with an inspection or $175 without. Water, septic dye, structural and sewer-camera services require pricing enquiries. Ask which requested services are included in your written quote.

The home-inspection description calls the examination non-invasive and explicitly says the report does not warrant future system performance. It encourages customers to participate and ask questions. Its estimate of roughly three hours for a standard-sized home is planning guidance; larger or more complex properties can take longer.

The contact page offers a service-selection enquiry form, including the requested inspector. Confirm the date and access arrangements directly. Our Foundations profile links the official service and pricing information.

2. Griffin Inspection Services: check the square-footage tier

Griffin’s buyer-inspection page publishes a size-based schedule: $360 for homes up to 1,000 square feet, $400 for 1,501–2,000 square feet and $465 for 2,501–3,000 square feet. Other size bands are listed as well. Confirm which measurement applies before comparing that price with another provider’s range.

The page says radon and pest inspections are provided by third-party firms on request for additional charges. These are therefore not automatically included in the displayed home-inspection figure. Deck, commercial, multifamily and several other inspection types require a quote by phone.

Contact 412-407-2501 or bookmenow@griffinspection.com about the intended scope. The operator says full payment is due when the inspection is completed and accepts major cards on site, cash and checks.

3. Clarity Home Inspection: ask how the report supports follow-up

Clarity’s services page advertises inspections starting at $400, reports in HTML and PDF, and email or phone support for questions afterward. Its FAQ says the report separates safety hazards from other recommended repairs and identifies the type of contractor relevant to a defect.

The listed service area includes Allegheny, Butler, Beaver, Washington and Westmoreland counties, among others. Contact 412-377-1165 or dunn.brandoncpi@gmail.com to confirm the property, selected services, current total and report timing. Compare the same scope across quotes rather than choosing solely from the lowest starting headline.
